What Is Building Coverage in Property Insurance?
Building coverage is the portion of a property insurance policy that protects the physical structure of a building from covered perils such as fire, wind, hail, vandalism, or water damage (depending on the policy terms). This coverage is essential for property owners, landlords, and condo associations to restore or rebuild the property after a loss.
What Is Included in Building Coverage?
Typically, building coverage includes:
- The main structure (walls, roof, floors, foundation)
- Permanently installed fixtures (e.g., cabinetry, built-in appliances, electrical wiring, HVAC systems)
- Plumbing systems and water heaters
- Windows, doors, and built-in flooring
- Attached structures (see below)
Important Note About “Attached” Structures
Insurance policies usually define attached property as part of the building — meaning it’s covered under the building limit. This can include:
- Garages that are physically connected to the building
- Decks, patios, or porches that are affixed to the main structure
- Carports or breezeways that are structurally tied in
- Exterior stairways or balconies
- Satellite dishes, awnings, and signage (if permanently installed)
If a structure is not physically attached, it may not be covered under building coverage and could fall under other structures coverage or require a separate endorsement.
